make no mistake, if you’re experiencing an issue with your home’s crawlspace, that means you have a problem with the foundation your home is built on. Unfortunately, homeowners wait an average of 5 years (or longer!) to get their foundation inspected.

But, the longer you wait, the more expensive the fix will likely become. Here are five signs you need a trained foundation repair company to take a look at your crawlspace.

Your floors are bouncing.

When you walk across the room, does the floor seem to jiggle or bounce under the weight? There are a few potential reasons for this, including sinking crawlspace supports. This issue is caused when the soil under a home is not strong enough to bear the weight of the supports – and the rest of your house along with it.

Sinking crawlspace supports can be repaired by replacing the supports with steel columns that transfer the weight of your home from weak soil to strata that is able to bear the load.

There’s a slope or sag in the middle of your floors.

Similar to bouncing floors, if you notice your floors sloping or sagging, that could be an indication that your crawlspace supports need to be checked out by a trained professional.

Sagging floors are another symptom of sinking crawlspace supports. However, it could also mean the supports were placed too far apart when the home was built and more support is needed.

Something smells.

Yes, you’re reading this correctly. If you’re noticing an odor, it could be coming from your crawlspace – and this could mean that wooden support beams are rotting away.

If rot has already started, replacing the supports with steel beams will be the best way to ensure the problem doesn’t persist.

Your doors are sticking or jamming.

You might think a door that is jamming has an issue with its hinges or the handle. But jamming or sticking doors are actually a symptom of foundation issues.

Sticking doors can be caused by settlement in your crawlspace. A foundation repair company can stabilize your foundation.

You notice cracks in the interior drywall.

Drywall cracks could look like the paint is the problem. However, if it’s coming out of the corners of door frames or other telltale places, it could indicate your crawlspace is in need of repair.

If you’re experiencing one or more of the reasons above, it’s time to call someone out to inspect your crawlspace. We recommend going with a trained and reputable foundation repair company for peace of mind that the issue will be fixed in a professional manner.

Learn how salt and sand could be impacting the concrete around your home. Spoiler alert: The key to protecting your driveway for the long term is to seal it from the elements.

How Salt and Sand Can Lead to Concrete Issues

Whether it’s a cracking driveway, pitting concrete sidewalks, or a crumbling stoop, what you put on your concrete during the winter can have a major impact.

There are many factors that can play into the concrete around a home falling into disrepair. One primary reason is the soil under the concrete.

But, what you put on top of your concrete can make a difference as well. When water freezes and thaws over and over, it can cause the surface of your concrete driveway to crack, pit and crumble.

Think of your driveway as a giant sponge. Concrete is porous, so it soaks up water at the surface — maybe from rain or melting snow. When temperatures drop below freezing, water turns into ice, which expands and breaks the walls of those tiny pores, weakening the concrete. You probably won't notice this damage at first. Unfortunately, though, it worsens exponentially with every freeze/thaw cycle until the pitting and flaking become obvious to the naked eye.

Sprinkling salt to your driveway and sidewalks doesn't help either. Not only does it assist the freeze/ thaw cycle, but the salt itself accelerates the breakdown of concrete by causing corrosion under the surface, leading to cracked and crumbling concrete.

The key to protecting your driveway for the long term is to seal it from the elements. Sealing your driveway may seem like a no-brainer, but many homeowners forget this simple step only to regret it years later when it becomes necessary to replace or resurface their driveway.

Many times, people look to the start of a New Year to re-evaluate their priorities and values. Sometimes this leads to a realization that they are seeking more from their career.

Company culture is important here at Davenport. Here are three reasons we know we are on the right track.

Employees love coming to work everyday

Recognition, stimulating work, and support are just a few of the reasons our employees have said they like showing up each day. Without the work of our employees, we wouldn’t be able to help the homeowners of this community.

It can be hard to skip into work every Monday – we know – but there’s something to be said for working in a job that fills your cup.

They enjoy being around coworkers

Working alongside others with the same values and work ethic can help a company keep its culture even during stressful or busy times.

It starts with the hiring process. Sometimes the person who is the most qualified on paper is not the best culture fit for a company. A contractor that hires based on values first can make sure everyone is approaching each job with the right mindset. A lot of times, the actual function of the job can be taught with the right training and onboarding.

We feel a sense of purpose in the work that we do

Every job comes with tasks that are not enjoyable. However, knowing how every aspect of a job rolls up to a bigger picture with a purpose can help you keep perspective. At our company, ensuring a great experience for the homeowner is always at the center of what we do.

Ensuring safe homes and peace of mind for our customers would be much harder to accomplish if we were comfortable with mediocrity. We have a culture where going above and beyond for those we serve is not only recognized, but immensely appreciated.

Whether you've just noticed a crack in your wall for the first time, or you’ve slowly seen it grow from an inch to several, there are a few things that hold true about foundation repair. Foundation issues don’t get better with time, but many people wait an average of five years before they call on a specialist to look at the problem.

Here are three reasons why waiting to get your foundation fixed is a bad idea.

1. The problem will get more expensive.

Often times, when someone notices a foundation issue, it’s usually something that started small and grew over time. This could be a crack in a poured concrete basement wall, or perhaps you're noticing a gap between the floorboards and the wall.

As the problem continues, it will take more effort and resources to bring the foundation back to its most stable condition. Also, the more a foundation falls into disrepair, the more other issues around the home will crop up. These include sticking doors and windows, or even issues with the roof.

2. The issue may become a major safety concern.

Next, the safety and stability of a home’s foundation can be compromised the longer a homeowner waits to repair it. Bowing walls are a sign the foundation could cave in – and they often do.

Additionally, foundation issues can affect the floors on the levels above the basement, slab, or crawlspace. The flooring could become uneven or bouncy, making it less safe.

3. Your property value may decrease.

A new homeowner would assume any responsibility for the home’s foundation. If a foundation issue was flagged during the home inspection, it could indicate a major expense soon.

The good news is a repaired foundation is not a red flag for a potential buyer. In fact, there are even instances where a repaired foundation is more stable and stronger than the original construction.

In conclusion, homeowners balance a lot of different decisions and priorities when it comes to their homes. This can lead to inaction when they notice a concerning crack in a poured wall, bouncing floors that make it easy to lose balance, or floors separating from the wall.

However, fixing a foundation should remain top-of-mind. While the price and inconvenience of a home project might be uncomfortable in the short term, it will restore property value, ensure a safe living space, and – ultimately – result in peace of mind for the homeowner.

We get questions all the time about mud jacking and how our products are different. Here's an explainer on how our concrete repair products offer permanent solutions with minimal damage to your slabs.

If you’re reading this blog, you’ve probably already found some concrete issues around your home and are looking for the right solution to fix these troubles.

If the issue is sinking or settling slabs, mud jacking is a technique that’s been around for decades. The process involves mixing a mud and concrete slurry and pumping it under a sinking slab. It’s sometimes called slab jacking or grout pumping.

It can also be messy, unpredictable and leave large holes in the concrete where they cut out room for the injection equipment. The materials used can also wash away overtime, causing the same issues all over again.

Now, there are modern alternatives to mud jacking, including the technique Davenport Foundation Repair uses – PolyLevel. It’s a foam that in injected under a concrete slab that slowly expands and hardens, leading to a permanent solution that won’t wash away overtime.

The ports – or holes where a contractor injects the product under the concrete – are smaller than the size of a dime, much smaller than typical for mud jacking.

A gap between the floor and the baseboard, uneven tilting floors, or a bounce as someone walks across the room - these are signs of sagging or sloping floors in a home.
Unfortunately, sagging or sloping floors are an issue that most often gets worse overtime. It can be a sign of foundation issues within a crawlspace.
Serious damage to your foundation can develop immediately following construction, or years later as changes occur within the soils that surround and support your home. Sagging, uneven floors aren't just unsightly - they can pose safety hazards to those living in the home.
When a crawl space is built, block or brick - or even wood - columns are located throughout the crawl space to support the weight of the structure above. Sometimes these columns settle overtime, and as they sink, they provide less stable support to a home and the floors above. Other times, the columns may have been placed too far apart to begin with, and the support beam - or girder - linking the columns and helping to hold the structure up starts to sag, causing a ripple effect.
Finally, if the columns and other materials inside the crawlspace are made of wood, exposure to natural elements could cause deterioration overtime.
These problems with a foundation are best fixed by a contractor who specializes in crawlspaces. Davenport Foundation Repair has years of experience helping homeowners restore the safety of their homes. We offer exclusive products that can replace the affected columns and beams causing the issue, permanently stabilizing the home's foundation. Our confidence in our work is backed by our lifetime warranty.
The process starts with a no-obligation inspection of the house and a presentation of our findings. To ease worry and redeem peace of mind, schedule your appointment today.

What's happening in your area's real estate market? How might unsightly concrete problems affect the curb appeal of a home you're trying to sell
2020-09-14T00:00:00.05Z
Davenport Foundation Repair
Is curb appeal important to people buying a home? Absolutely Find out how we can help with that.

There’s no doubt 2020 has been a strange year for careers, families and communities – this includes real estate. Across the country, inventory was at historic lows over the spring and summer months as COVID-19 left many people uncertain about their future.

But, for those looking to sell, doing so during a period of low inventory could be a good thing. Real estate prices are classic supply and demand economics. Even if people aren’t willing to spend as much on a house, lower demand means they have far less choices in homes.

Regardless of what’s happening in the real estate market, homes with curb appeal tend to sell for more money than those that have none. Curb appeal is one of many factors homeowners consider when buying a home – but for some, it’s the most important.

In addition to nice, clean siding, and tidy landscaping, the concrete around your house affects the overall curb appeal. Cracked concrete can look concerning to the home’s potential new buyers. Concrete that’s sunken or uneven is a safety concern.

If you’re thinking of putting your home on the marketing but are concerned about curb appeal, the good news is most of the time, the concrete can be repaired and restored without the downtime of re-pouring new concrete. Choosing the right contractor can help keep your costs low, while ensuring your project is completed on time. Also, asking the contracting company about available financing options can help keep projects affordable in times of uncertainty.

Whether you’re looking to get your home on the market this fall or plan to stay in it for several more years, repairing the concrete around your home will only help with its curb appeal.

Did you know it's often times the home owner's responsibility to repair the uneven sidewalk on their property? More on concrete issues here.

You probably don’t spend much time thinking about the sidewalk in front of your home. It’s not so much for you as it is for the pedestrians around your neighborhood. However, the sidewalk on your property is your responsibility to maintain.

There are a few factors that could cause a sidewalk to need repairs. Rain can wash away the dirt underneath the concrete sidewalk slabs, causing them to sink or settle. In dryer months, the soil can dry out and shrink. This can cause concrete to crack and potentially become a trip hazard.

Regardless of the reason for repairs, the safety of your sidewalk is important. Many people use the pathway, whether it’s to get to work or to exercise. Children might use your sidewalk to get to and from school.

What goes into the cost of fixing a crack?
2020-07-31T00:00:00.05Z
Davenport Foundation Repair
There is no DIY fix for a foundation problem - it can be a major safety concern and requires a professional. We explain why.

Nearly every home “settles” into place in one way or another after it’s built. This can show up in tiny, hairline cracks along some interior walls. You might even hear your home creaking in the night. These are normal occurrences and not cause for concern.

Unless the cracks in the walls continue to grow. That indicates a larger problem, likely with the foundation the home is built on. There is no DIY fix for a foundation problem – it can be a major safety concern and requires a professional.

A professional foundation repair contractor will examine the crack and take into consideration any other symptoms of foundation issues, like sticking doors and windows or sloping floors. It might sound like a complicated fix – it is – but how much is fixing that crack going to cost?

It’s hard to pin down exactly how much it will cost to fix a crack in your wall. A crack is just one symptom of what could be several different issues with the foundation.

Also, the type of foundation you have could also play a role. Basements, crawl spaces, slab on grade, the list goes on. Some types of foundation are more common than others in different parts of the country.

But there is one constant that holds true when it comes to foundation fixes: The sooner you address the problem, the less expensive the solution.

It takes less manpower and products to fix a foundation that has dropped by an inch on one corner of the house than waiting until it’s sunk 3 inches or more before fixing it.

This holds true for virtually all foundation problems. In almost 100 percent of homes, the issues you see only get worse or more noticeable over time.

Our company permanently fixes home foundations every day. Our team is professionally trained to diagnose complex problems and implement the right solutions.

Don’t get sticker shock before you have a professional come out and give you a quote. The peace of mind, quality of life and safety you are looking for in your home is priceless, but if diagnosed soon enough might not cost as much as you think. Contact us today [[phone]] for a free, no-obligation inspection.

In the summer months, a lot can happen to the concrete in and around our homes. And with more people out and about, concrete issues might feel more noticeable – and more annoying. From a sunken sidewalk slab to a cracked concrete driveway, the climate of the region has a direct impact on the soil and, ultimately, the concrete on top of it.

It’s not uncommon for many regions to experience a lot of moisture in the early summer months. The rain saturates the soil and can soften it, making concrete slabs sink. Rain and water can also wash away the dirt under and around concrete. This erodes the support underneath the concrete, causing it to crack and drop.

Dry weather and the hot summer sun can also dry out the soil around your home. As the moisture in the soil evaporates, the dirt shrinks – or takes up less space – impacting the stability underneath the concrete. Much like when dirt is washed away, the lack of support can cause the concrete to crack and fall. While it may only drop a few inches or centimeters, it can dramatically impact the safety and quality of life for those who walk on it.

While weather patterns might feel like a never-ending cycle of concrete problems, there are simple and permanent fixes. Our company has helped countless homeowners by lifting their sunken sidewalk slab, repaired their cracked driveway and, ultimately, restored their curb appeal and safety around their home. .
Pumping 52 pounds of PolyLevel foam restored the integrity to this driveway.

This asphalt driveway had sunk 1 inch in some spots. Lifting this type of material was a first time for us, but our customer was willing to let us give it a shot. It worked perfectly and the driveway was lifted back to level.

Using our patented FlexiSpan triple barrier system, and our Dry Well product, the home is leak free. The crack was sealed with a high-viscosity polyurethane polymer. It gets deep in the cracks to form a durable, flexible seal. The polymer seal should never fail. If it ever does, 95% of the water should still be stopped from leaking in. To ensure a proper repair, we install a secondary layer of drainage on the basement wall -- one that will direct water to your basement drainage system or dry well. To keep your foundation walls looking great, we overlay your sealed wall crack with a polyurethane sealant. After the wall crack has been repaired, the concrete floor is restored flush, with no gaps or openings.

We installed a FlexiSpan System. First we seal the crack with a high-viscosity polyurethane polymer. This gets deep in the cracks to form a durable, flexible seal. The end result of the FlexiSpan® installation is a professional-looking, top-performing basement wall crack repair that includes a written warranty. Our solutions provide lasting results that are compatible with your perimeter drainage system and will not crumble, flake off your walls, or fail due to the natural expansion and shrinking of the concrete.

Using our PolyLevel System we injected polymer foam through 5/8 inch injection ports and into the concrete. This process is quickly lifted the concrete back to its original level. It is a cost-effective solution, and the concrete can be driven on after 15 minutes. We also offer a 3 year warranty on this product, so if it sinks more thank 1/4 of an inch, we'll come back and fix it.

The garage floor had sunk in the middle about one inch. The sinking also caused 2 different spots to crack.

Push Piers Stabalize Saratoga Springs Home

Davenport Foundation Repair

Our Push Piers are made of steel and are driven deep into the soil beneath a foundation to solve settlement problems. Push piers can be installed inside or outside your foundation walls and are not visible once the repair is complete.

Our piers can be installed year-around. They are warrantied for 25 years and made of Galvanized Steel Design Available. They are not visible after they have been installed. They can reach greater depths than any other repair option. In many scenarios, push piers not only stop settlement but lift the foundation back to its original position, closing cracks and improving window and door operation.

When a home's foundation settles often times one can see cracks in the drywall. Another warning that settling is occurring is that doors and windows don't close well.

Trip Hazards Corrected with PolyLevel in Highland, UT

Our crew injected PolyLevel foam throughout the walkway and under the front steps. By pumping PolyLEVEL under the walkway in the areas it had sunk dowbm it raised the sunken down slabs and made them even with the rest of the walkway, eliminating all tripping hazards. In addition, by pumping PolyLEVEL under the front steps, it raised them back to an upright position.

This homeowner had a long walkway with steps going up to the front door. Throughout the walkway there was settling that was causing trip hazards for anyone walking up to the home. The front steps were sinking down causing them to sit at a slant.

PIERING: We installed two helical piers to raise the pillars and restore the integrity of the structure.

POLY-LEVELING: The concrete slab was raised with approximately 283 pounds of PolyLEVEL material; restoring the main porch, ramp and steps to their original integrity.

This was the second time we were called by Dr. Taylor's team to address a foundation issue. Initially, we waterproofed their conference room that had sustained severe water damage due to a leaking foundation wall.

PIERING: The building pillar had settled approximately 2-3/4" and caused severe settling on the stairs, front entry way and side handicap wheelchair approach.

POLY-LEVELING: The concrete slab had settled approximately 1/4" on the front entryway and toward the side of the handicap wheelchair approach.

The lid to the vault was removed and four injection holes were then drilled in each corner. We proceeded to raise the settled vault side up 1" and void-filled the remainder of the vault.

This is a water vault that is used to separate grease and water from the restaurant's drainage system inside of a South Jordan, Utah strip-mall. The vault had settled 1+", allowing the water to pool inside the vault causing pooling and no drainage capability.

We installed 6 Foundation SupportWorks push piers to raise and stabilize the home in order to return the foundation to its original integrity.

James wanted to remodel his kitchen, but with the addition that was added on to house previous years ago, with a footing not poured properly, the home had settled 2-1/2". This left issues with sloping floors, cracks in the plaster, as well as issues with doors and windows sticking.

We used 182 pounds of PolyLEVEL 250 high-density urethane polymers to stabilize and level the south side of this home's driveway, made of stamped concrete, bringing it to back to its original integrity.

This is a driveway of a multi-million dollar home with stamped concrete that had settled 10". It had previously been mud-jacked, adding additional weight and due to the location (sloping driveway) there was additional water runoff that under minded the mud-jacking causing further void fill(s).
