What is a SmartJack™? A SmartJack™ is an adjustable steel pier designed to repair sinking floors, sinking girders and settling piers. SmartJacks™ are ideal for areas where there isn’t a lot of space or where access is limited, such as a crawlspace. They can usually be installed in one day.

Foundation issues are common and are noted by sagging, sloping floors, doors and windows that don’t easily open, and cracked drywall. Davenport Foundation Repair’s SmartJacks™ system is often needed when the floor of a home’s framing is spanned too far apart causing sagging. SmartJacks™ are also helpful when repairing the home where the floor has been compromised by rotted beams, or where footings have been installed improperly and have sunk. In some cases, foundations are impacted by the weight being added to floor systems that aren’t able to handle the heavy load.

The installation process is fairly straightforward. Our crew will dig a hole for each SmartJack™ needed and compact a structural stone footing in place. The SmartJack™ is cut to size and installed under the sagging floor. An adjustable screw then jacks up the floor to level. The adjustable screw can be adjusted in the future as needed.
