Basement Waterproofing in Draper, UT Protects Finished Living Space

Water entering a finished basement can create a frustrating problem for homeowners. Unlike an unfinished basement where the concrete foundation is visible, finished walls can conceal where moisture is entering and make it difficult to address the problem without first opening the space.

That was part of the challenge at this home in Draper, Utah. To create a long-term basement waterproofing solution, the Davenport Foundation Repair team needed to go behind the finished walls, access the concrete foundation, and install a complete water-management system.

The project included full-height finished wall removal, WaterGuard, an 8-foot CleanSpace wall system, a SuperSump sump pump, WellDuct, and an extended exterior discharge line. Together, these components created a system designed to intercept water, direct it to the sump pump, and discharge it away from the home.

Getting Behind the Finished Basement Walls

Before waterproofing work could begin, portions of the basement looked like an ordinary finished living space. Drywall covered the foundation walls, complete with baseboards, electrical outlets, recessed lighting, and built-in storage.

But effective basement waterproofing requires addressing water where it enters rather than simply covering the visible symptoms.

The Davenport team performed full-height finished wall removal in the areas included in the waterproofing project. Once the finished materials were removed, the home's concrete foundation walls were exposed.

This gave the crew the access needed to install the drainage and wall systems behind what would eventually become finished space again.

Installing WaterGuard Along the Basement Perimeter

Managing water at the base of the foundation was an important part of this Draper basement waterproofing project.

The crew installed WaterGuard, an interior perimeter drainage system designed specifically for basement waterproofing. WaterGuard is installed along the perimeter of the basement where the foundation wall meets the floor.

Rather than allowing water entering along the foundation to spread across the basement floor, the drainage system provides a controlled path for that water.

The system then directs collected water toward the home's sump pump.

Because WaterGuard is installed along the basement perimeter and is largely concealed once installation is complete, homeowners can regain usable basement space while still having a drainage system working beneath the surface.

Adding CleanSpace to the Foundation Walls

With the concrete foundation exposed, Davenport installed an 8-foot CleanSpace wall system.

The white wall material visible in the project photos isn't simply there to improve the appearance of the exposed concrete. CleanSpace serves as an important part of the basement water-management system.

If moisture or water enters through the concrete foundation wall, the CleanSpace system helps direct it downward toward the perimeter drainage system instead of allowing it to enter the finished basement.

This creates a coordinated approach to waterproofing:

Foundation wall → CleanSpace → WaterGuard → sump pump → exterior discharge

Instead of treating individual signs of water intrusion independently, the components work together as one system.

Managing Water Around the Basement Window Well

Basement windows introduce another potential pathway for water.

For this project, the waterproofing scope included a WellDuct system at the basement window well. WellDuct provides drainage for water that accumulates in the window well and directs it into the basement's waterproofing system.

This is particularly important because window wells sit below the surrounding grade. Rain, snowmelt, irrigation, and groundwater can potentially collect in these areas if drainage isn't adequate.

Connecting the window well to the basement drainage system helps provide another controlled route for unwanted water.

Installing a SuperSump

Collecting water is only part of a complete basement waterproofing solution. That water also needs somewhere to go.

A SuperSump sump pump system was installed as part of this Draper project.

Water collected by the WaterGuard and related drainage components is directed toward the sump system. The pump can then remove that water from the basement before it has an opportunity to spread across the floor or affect the finished space.

The photos from the project show how the sump location was incorporated into the waterproofing system while working around the home's existing layout.

Carrying Water Away From the Foundation

The waterproofing system doesn't end at the sump pump.

Davenport also extended the exterior discharge line so water pumped from the basement could be carried farther away from the home.

This final step is important. Discharging water immediately beside a foundation can allow it to soak back into the soil surrounding the home, potentially putting that same water back near the basement walls.

The exterior portion of this project helps move discharged water away from the foundation and completes the water-management path that begins inside the basement.

A Complete Basement Waterproofing System for a Draper Home
