The crack in the foundation, originating from a basement window, was letting water into the home.
Davenport Foundation Repair was fortunate to be part of GE Health Care's Community Service Project. We provided PolyLevel and lifted several areas of sunken concrete to repair sidewalks and play areas at the SL Youth Center. Children once again have safe play areas and safe sidewalks. Davenport Foundation Repair is proud to be a part of the community and enjoys supporting wonderful non-profits in our area.
This is one of several projects we have participated in over the years. We are excited to announce that we are starting a new Corporate Citizen Program in 2017, aimed at helping a variety of local non-profits.
Spencer Q. called us when his garage floor had sunk an inch, and he noticed a few cracks in the floor. Concrete settlement is common and causes issues due to issues such as settling soils and water erosion. Using our PolyLevel System we drilled 5/8 of an inch holes in several spots in the middle of garage, where the sinking had occurred. After inserting injection ports, PolyLevel polymer foam was pumped into the concrete. After the garage floor was brought back to level, the holes were grouted and sealed, and restored.
The great advantage to our PolyLevel System is that you can drive on it 15 minutes after the process is complete. It also has a 3 year warranty
Kathy was referred to Davenport Foundation Repair for settling concrete issues she was having at her home in Salt Lake City. There were several areas around her house including the back patio and front walkway that were sinking. Concrete can settle over time due to voids below the surface, sometimes caused by erosion or just unstable soil. This can lead to trip hazards and it just looks unsightly.
We lifted all the areas of concern back to their original position with our PloyLevel product and restored the beauty and integrity of the concrete.
Christina from Salt Lake City, UT. Found us online and reached out right away because of some issues in her crawlspace that involved some structural concerns. Our team of service professionals made sure to address all issues as well as any potential problems for the future.
We got to work and wrapped the spot footings. Then laid down drain matting before encapsulating the walls and floor with CleanSpace product. Once that was in place, we added some supplemental beams and 14 Smart Jacks to secure the space and the floors above. Now Christina has a safe, clean, and dry space beneath her home.
Burgess had a water infiltration problem in one area of his basement and knew just who to call since we had done work for him in the past. Davenport Foundation Repair to the rescue.
After sending out one of our design techs to assess and discuss a course of action, we got to work trenching out a small area for the WaterGuard system that will divert any water to the SuperSump that drains it out of his basement. To make sure he has no trouble in the cold weather, we installed an IceGuard on the end of the drainage outside.
A homeowner in Corinne, Utah, began noticing troubling signs that something wasn’t right beneath their home. Jagged cracks appeared across the ceiling, one stretching near a recessed light and another diagonally from above a door frame—classic signs of foundation settlement. Inside the basement, one corner had visibly sloped, and uneven floors made daily living uncomfortable. Doors were sticking, and small repairs offered only fleeting relief. With mounting concern about the home’s structural integrity and long-term value, the homeowner realized it was time to find a lasting solution.
As the visible damage spread, so did the stress. There was more at stake than drywall—this was about safety, stability, and peace of mind. Attempts to patch up problem areas only masked the symptoms. After heavy rainfall, moisture seeped through the walls and pooled along the basement floor. The situation called for expert evaluation and a permanent fix.
Like many homeowners facing foundation problems, the search began with uncertainty. Generic online suggestions and DIY fixes were quickly ruled out. Davenport’s specialist explained everything clearly, from the cause of the shifting foundation to the moisture buildup that could lead to mold, rot, or even structural failure.
To address both the structural and waterproofing challenges, Davenport Foundation Repair deployed a dual-solution strategy. SmartJack® support posts were installed in the crawlspace to stabilize the sloping basement corner and lift the floor above. Meanwhile, a WaterGuard® drainage system was added along the interior basement perimeter—avoiding any need for disruptive outside excavation. These patented systems, specifically designed for homes like theirs, offered the durability and precision temporary fixes could not.
The repair work was executed with efficiency and care. Fresh concrete patches along the interior floor showed where holes had been drilled to install the drainage system, blending functionality with a clean finish. Despite the scale of the project, Davenport’s team minimized disruption, kept the space tidy, and kept the homeowner informed throughout.
Once complete, the change was immediate and lasting. Floors were level, cracks stopped expanding, and doors functioned normally again. The damp, musty smells that once lingered in the basement vanished. A homeowner in Hooper, UT had begun to notice troubling signs around the front entrance of their home: visible cracks were spreading across the front stairs, and each step seemed to be shifting downward, pulling away from the house. Snow and moisture were collecting in the growing gaps, accelerating the damage. With Utah’s harsh freeze-thaw cycles, the problem wasn’t just cosmetic—it was becoming a structural risk. The homeowner worried about safety, especially with icy winter conditions making the uneven stairs even more hazardous. They knew this wasn’t something they could ignore.
After struggling with temporary patch jobs and watching the stairs continue to settle, the homeowner realized the issue stemmed from the soil beneath the concrete. The dirt under the front steps had begun to wash away, creating voids and allowing the heavy concrete to sink and crack. Any further delay could lead to complete structural failure of the entryway and much higher repair costs. It was time to find a long-lasting fix.
In their search for a solution, the homeowner came across Davenport Foundation Repair. They were impressed by the company's stellar reputation and transparent customer service. What stood out was Davenport’s use of advanced technology like the PolyLevel® Injection Foam, specifically designed for lifting and leveling concrete surfaces efficiently and permanently. The company offered a free inspection, which gave the homeowner clarity about the scope of the issue and how Davenport could address it with precision.
Davenport Foundation Repair’s experienced team quickly diagnosed the cause of the sinking stairs: soil erosion beneath the concrete had created empty pockets that could no longer support the weight. They proposed using PolyLevel®, a high-density polyurethane foam that expands after injection to fill voids, lift the concrete back into place, and stabilize the area. Unlike traditional methods like mudjacking or full slab replacement, PolyLevel® provided a clean, noninvasive solution with minimal downtime—essential during a snowy Utah winter.
The process was efficient and remarkably fast. Small injection holes were drilled into the stairs, and the foam was injected beneath the slab. The reaction was immediate—the foam expanded to fill the voids and gently lifted the steps back to their original level. Within just 15 minutes, the concrete was stable and safe to walk on. There was no heavy equipment, no noisy demolition, and no need to pour new concrete in freezing temperatures. Best of all, the team took care to seal any visible cracks and joints to prevent future water infiltration.
The transformation was immediate and impactful. The front entry, once dangerously uneven and deteriorating, was now level, secure, and visually restored. The cracks had stopped spreading, and the voids beneath the stairs were filled and reinforced. Even in the heart of winter, the repair brought back the home's curb appeal and safety—just in time for holiday visitors. The homeowner expressed deep relief, knowing that they had avoided what could have become a much larger and more expensive issue.

A Hooper, Utah homeowner discovered alarming deterioration at their front entrance. Prominent cracks had developed across the front steps, with each section gradually sinking and separating from the main structure. Snow and water accumulated in the expanding gaps, creating accelerated damage during Utah's demanding freeze-thaw weather patterns.
Beyond cosmetic concerns, the settling steps presented serious safety hazards, particularly during icy winter conditions when uneven surfaces became treacherous. The homeowner recognized this wasn't a problem that could be postponed without risking more severe consequences.
Understanding the Root Cause
Following unsuccessful attempts at temporary repairs, the homeowner realized the fundamental issue involved soil instability beneath the concrete structure. Underground erosion had created substantial voids, allowing the heavy concrete steps to sink and fracture as supporting soil washed away.
Continued delay threatened complete structural failure of the entrance area, potentially resulting in significantly higher repair expenses. Professional intervention became essential to prevent further deterioration and restore safe access to the home.
Professional Solution Selection
Research led the homeowner to Davenport Foundation Repair, recognized for their outstanding reputation and commitment to transparent customer service. The company's utilization of advanced PolyLevel® Injection Foam technology, specifically engineered for efficient and permanent concrete lifting applications, distinguished their approach from conventional methods.
Davenport's complimentary inspection service provided comprehensive assessment of the problem scope and detailed explanation of their precision repair methodology, giving the homeowner confidence in moving forward with professional restoration.
Expert Diagnosis and Treatment Plan
Davenport Foundation Repair's skilled technicians quickly identified soil erosion beneath the concrete as the primary cause of the step settlement. Extensive voids had compromised the foundation's load-bearing capacity, creating ongoing instability.
Their recommended solution utilized PolyLevel®, a specialized high-density polyurethane foam that expands upon injection to fill underground voids while simultaneously lifting concrete back to proper elevation. This innovative approach offered significant advantages over traditional mudjacking or complete slab replacement, providing clean, minimally invasive repair with rapid completion—particularly valuable during harsh Utah winter conditions.
Efficient Implementation Process
The repair process demonstrated remarkable efficiency and speed. Strategic injection points were created in the affected steps, followed by precise foam application beneath the concrete slabs. The polyurethane material reacted immediately, expanding to fill voids while gently elevating the steps to their original position.
Within 15 minutes, the concrete achieved full stability and safe load-bearing capacity. The process required no heavy machinery, disruptive demolition, or cold-weather concrete pouring. The team completed the work by sealing visible cracks and joints to prevent future water penetration and damage.
Outstanding Results and Customer Satisfaction
The transformation proved immediate and comprehensive. The previously hazardous and deteriorating front entrance was restored to level, secure, and visually appealing condition. Crack propagation ceased, and underground voids received proper filling and reinforcement.
Even during peak winter conditions, the repair restored both safety and curb appeal—perfectly timed for holiday guest visits. The homeowner expressed significant relief, knowing they had prevented what could have developed into a much larger and costlier structural problem.
The Value of Early Intervention
This successful Hooper, Utah project demonstrates the critical importance of addressing concrete settlement signs promptly. Delayed action allows issues to escalate rapidly, especially in climates where freeze-thaw cycles compound damage to compromised concrete surfaces.
The homeowner's decision to engage Davenport Foundation Repair represented a strategic investment in their property's long-term structural health and safety.
Long-Term Peace of Mind
Beyond the immediate repair benefits, the homeowner now enjoys confidence knowing their entrance is safe, structurally sound, and protected against future damage. Davenport's commitment to transparency, premium materials, and expert application of innovative solutions like PolyLevel® delivered exceptional results.

In the quiet, fast-growing suburb of Herriman, Utah, one homeowner faced a frustrating and potentially costly problem: water was leaking into their unfinished basement. With exposed framing and bare concrete floors, the space was vulnerable to moisture damage—and without a solution, that dampness could lead to mold, structural issues, and unusable living space.
Fortunately, the homeowner reached out to us before the problem worsened. Our expert crew, led by Tony Johnston, was dispatched to evaluate and repair the issue. After a thorough inspection on June 27th, 2025, the team determined that groundwater was intruding at the base of the foundation walls—a common issue in basements throughout Utah, particularly during the wet season or after heavy irrigation.
The initial photos taken by the homeowner showed clear signs of moisture along the base of the wall—insulation showing signs of dampness and personal items pushed aside in an effort to protect them from water. With the space unfinished, there was a clear opportunity to waterproof properly before drywall or flooring was ever added.
Tony and the team identified the entry points along the perimeter of the foundation, particularly where hydrostatic pressure was pushing water through cold joints and potential wall cracks. This type of issue is often worsened by poor exterior drainage, making it essential to address both interior and exterior factors.
To protect the basement from future water intrusion, Tony implemented a comprehensive waterproofing system using industry-leading products from Supportworks. Here's what the solution included:
A durable, vapor-barrier liner was installed along the basement walls. This white liner, known as CleanSpace, seals out water vapor and helps direct any wall seepage down into the drainage system below. It also improves the overall appearance of the basement, providing a clean, bright surface ready for future finishing.
Beneath the perimeter of the concrete slab, our crew installed the WaterGuard drainage channel—a patented system designed to capture any water that seeps through walls or the cove joint and redirect it to a sump pump. Unlike traditional French drains, WaterGuard sits atop the footing to prevent clogging and ensures a long-lasting, effective barrier against basement flooding.
Collected water is then expelled by the SuperSump, a powerful and reliable sump pump system built to handle large volumes of water with efficiency. The unit includes an airtight lid (preventing odors and evaporation), a cast-iron pump, and a built-in alarm to alert the homeowner of high water levels.
To protect the foundation from exterior water sources, we also installed buried downspout extensions. These pipes channel roof runoff far away from the home, preventing re-saturation of the soil next to the basement walls. It’s a crucial step many homeowners overlook, but it significantly reduces the chance of recurring leaks.
The transformation of the space was immediate and visible. The “before” photo shows an exposed wall with hanging insulation, cluttered storage, and visible moisture risk. The “after” photo reveals a clean, sealed, and protected wall lined with CleanSpace and a freshly poured concrete trench covering the newly installed WaterGuard system.
This basement is now fully prepared for finishing—or for safe, dry storage. Most importantly, the homeowner no longer needs to worry about water intrusion.
Homes in Herriman face unique challenges due to expansive soils, seasonal storms, and the rapid pace of new construction. Many homes are built with unfinished basements, which are prone to leaks at cold joints, wall cracks, and pipe penetrations.
By installing a full waterproofing system with CleanSpace, WaterGuard, a SuperSump, and exterior drainage improvements, homeowners are investing in long-term peace of mind. Whether the basement is used for storage, a home gym, or future living space, it deserves the same protection as the rest of the home.
At the end of the day, no homeowner should feel helpless against water intrusion. Tony Johnston and our team have the training, tools, and materials to restore and protect any basement in Utah.
If you're noticing water in your basement—or simply want to protect your space before finishing it—contact us today for a free inspection. We'll provide a custom solution tailored to your home, using proven systems and expert craftsmanship.

When homeowners in West Jordan, Utah, noticed their driveway beginning to tilt, they didn’t wait long to take action. The concrete slab closest to their garage had dropped nearly 2 inches on one side, creating an uneven surface and a noticeable trip hazard. Beyond the obvious safety concern, the sinking slab was also allowing water to pool in the wrong areas, threatening the integrity of the home’s foundation and landscaping.
Cracked joints and stained surfaces were starting to take a toll on both the function and curb appeal of their property. That’s when they reached out to us for a professional solution — one that wouldn’t involve the cost, mess, or downtime of a full driveway replacement.
Concrete driveways are exposed to some of the harshest conditions, especially in Utah, where freeze-thaw cycles, dry spells, and clay-rich soil can wreak havoc on slabs. In this case, the right side of the driveway, adjacent to a covered parking area, had visibly dropped. The settling created misalignment along the joints, making it difficult to walk, drive, or park comfortably.
Complicating matters was a significant amount of caulking and sealant that had deteriorated over time. Cracks and joints no longer had proper protection, which meant moisture intrusion was likely contributing to voids forming under the slab. If left unaddressed, the damage could quickly escalate, leading to larger cracks, broken edges, or full slab failure.
After a thorough inspection, our team recommended a complete Concrete Protection System tailored for long-term results:
We used 175 pounds of PolyLevel, a high-density polyurethane foam, to lift and level the settled slab. This product is injected through small, dime-sized holes drilled into the concrete surface. Once injected, it expands rapidly, filling voids and lifting the slab back into its proper position — often within minutes.
This approach is perfect for Utah’s varied soils because it doesn’t wash out, shrink, or degrade over time like mudjacking. Even better, it’s lightweight, meaning it won’t contribute to additional soil compression beneath the slab.
Before applying new sealant, we removed approximately 39 feet of old caulking that had failed and started to separate from the concrete. These gaps often let water seep below the surface, worsening soil instability.
We then applied 207 feet of NexusPro®, a professional-grade silicone sealant designed for concrete joints and cracks. Unlike store-bought caulks, NexusPro remains flexible and UV-resistant, so it won’t dry out, crack, or peel under the hot West Jordan sun.
To complete the project, we treated 1,724 square feet of concrete with our 3-part Concrete Protection System, which involves surface cleaning, crack filling, and the application of a penetrating sealant. This coating enhances the appearance of the slab and acts as a shield against future stains, moisture, and surface erosion.
By the end of the day, the driveway looked dramatically better — and more importantly, it performed like new. The lifted slab was level with adjacent sections, eliminating trip hazards and improving water drainage. The new NexusPro sealant created clean, uniform joints that will resist weathering for years to come. And with the entire surface sealed, the homeowners can feel confident their concrete investment is protected from further damage.
The crew, led by Tristan, worked efficiently and left the job site clean and professional — just as you’d expect from a team that cares about quality workmanship and customer satisfaction.
In Utah, where shifting soils and seasonal changes are common, concrete damage is not just cosmetic, it’s structural. Sinking slabs, cracked joints, and unsealed surfaces open the door to more serious problems, from foundation heaving to frost damage.
By choosing modern products like PolyLevel® and NexusPro®, this West Jordan homeowner avoided the mess and cost of full slab replacement and added years of durability to their driveway. Best of all, the work was completed in just one day, and they were able to use the driveway shortly after.
If you're dealing with sinking, cracked, or uneven concrete in West Jordan or the greater Salt Lake County area, don't wait until the damage gets worse. Our Concrete Protection System is designed to fix problems at the root — quickly, cleanly, and affordably.
Call us today to schedule a free inspection, and let us help you restore your driveway, sidewalk, or patio with confidence.
Problem:
A homeowner in Salt Lake City noticed their backyard patio had sunk nearly two inches over several years. The uneven concrete created a tripping hazard and directed rainwater toward the home's foundation, raising concerns about future water damage.
Solution:
Our team used PolyLevel® to lift and level the concrete slab. After strategically drilling small injection holes, we pumped high-density polyurethane foam beneath the slab. The foam expanded, raising the patio back to its original position with precision.
Result:
In just one day, the patio was restored to level. The homeowner was thrilled with the fast turnaround and amazed at how clean the process was—no tear-out or construction mess. Now the patio is safe, functional, and properly graded for drainage.
Problem:
This red brick home in Salt Lake City had begun to show serious signs of foundation settlement. The homeowner reported visible cracks in the foundation, uneven floors, and sticking windows—all indicators of structural movement. Because the home included a basement, the risks of further damage and water intrusion were even more concerning.
Solution:
Our team conducted a full inspection and confirmed that the foundation was shifting due to unstable soil conditions beneath the structure. To stabilize the home and stop further movement, we installed 10 Push Piers beneath the foundation footing. The crew completed 6 excavations up to 5 feet deep to expose and access the foundation. Additionally, 2 areas of concrete were removed and replaced (R&R) to allow for proper installation and finish work.
The project was completed over the course of three days, from July 14th to July 16th. Push Piers were carefully installed, driven deep into stable load-bearing soil, and used to lift and permanently support the settling foundation.
Result:
The foundation was successfully stabilized, eliminating the risk of future settlement and restoring peace of mind for the homeowner. With the structure now supported by steel piers, the cracks are no longer progressing, and the home is protected against further damage. This Salt Lake City home is now safer, stronger, and better equipped to handle Utah’s shifting soil conditions.
A homeowner in Riverton, Utah reached out to our team after noticing their backyard patio had developed a significant slope. The once-flat surface had settled unevenly, leaving noticeable gaps between slabs and creating a visible trip hazard. Not only did it become a safety concern, but the sloping patio was also becoming an eyesore that detracted from the home’s outdoor appeal.
Over time, six concrete slab sections that made up the patio had gradually shifted and settled. Utah’s expansive clay soils—common in Riverton and throughout Salt Lake County—can shrink and swell due to moisture changes, often causing slabs to sink. The unlevel concrete surface created an unsafe and unwelcoming outdoor space, especially near the transition points between the home and the yard.
To fix the issue, our crew used PolyLevel®, a high-density polyurethane foam injection system designed specifically for lifting and stabilizing sunken concrete. A total of 233 pounds of PolyLevel was injected beneath the slabs to gently raise and re-level the entire patio surface. Because of PolyLevel’s fast curing time and lightweight properties, it provided a stable, long-lasting solution without adding stress to the underlying soils.
Total slabs lifted: 6
Product used: PolyLevel® (233 lbs)
Project duration: 1 day
Date of repair: July 21, 2025
By the end of the day, the patio was fully leveled—restoring both safety and visual appeal. The trip hazards were eliminated, making the area safe for foot traffic once again. This concrete leveling job not only resolved a structural concern but also significantly improved the patio's functionality for everyday use, entertaining, and outdoor living.
In areas like Riverton, UT, shifting soils and inconsistent moisture levels can make concrete repair a recurring necessity. Using modern solutions like PolyLevel allows homeowners to fix problems quickly and affordably—without the mess or expense of full replacement. If you’re dealing with sinking slabs, uneven patios, or cracking sidewalks, concrete patio repair and leveling is a smart investment in your home’s safety and value.
